ZOA was designed around a deliberate choice: fewer rooms, not more. Eight suites, each one distinct, each one handcrafted, set above the Pacific on the cliffs of Mazunte. Not a resort. Not a complex. A private coastal world where the number of guests is small enough that every detail can be personal, and every stay can feel like the property was built for you alone. Each suite is shaped by the landscape that surrounds it: warm stone, native wood, organic textiles, and handmade details that no catalog could replicate. The palette is drawn from the coast itself: sand, shadow, salt, and light. Nothing is imported for effect. Everything belongs.
This is what privacy actually feels like.
ZOA's most private suite, and its most coveted. A private plunge pool sits at the very edge of the cliff, where the water and the Pacific blur into one uninterrupted line. The views stretch 180 degrees across the ocean, framedby a semi-circular terrace that feels less like a hotel room and more like a private world built for two.
Inside, a king-size bed and handcrafted details: natural stone, localwood, organic textiles, create a space that is intimate without being minimal, and elevated without being excessive. Both interior and exterior seating areas invite you to move between the inside and the open air at your own pace.
ZOA's two Master Suites are the most architecturally generous spaces on the property, and the ones guests are least willing to leave. Designed across two levels, the upper floor holds the king-size bed, a private deck, and views of the ocean that make the outside feel like part of the room. The lower level opens into a private plunge pool, a full lounge area, and a complete bathroom, a self-contained world where morning, afternoon, and evening each find their own natural space.
A minibar on both floors means nothing requires leaving. Not for water, not for a mezcal, not for anything.
Handcrafted details, lush surrounding vegetation, and the constant presence of the Pacific create a stay that feels less like a hotel room and more like a private coastal residence, built for two, designed for complete disconnection.
Reserved exclusively for guests without pets
The Residential Suite is in a category of its own at ZOA. Spread across three levels, it is the only space on the property designed to be lived in, not just stayed at. Two bedrooms with private bathrooms on the ground floor, a private garden, and a sun deck with loungers create a grounded, generous base. The second floor opens into an open-concept living and dining area with spectacular ocean views: the kind of space where breakfast extends into lunch without anyone noticing. At the top, a bohemian coastal attic studio occupies the third floor, ideal as a reading retreat, a workspace, or simply the best perch on the property.
A hammock, a dining area for gathering, handcrafted details throughout, and the freedom of a layout that gives every guest their own space, this is ZOA for those who want the coast not as a backdrop, but as a place to actually inhabit.
The master bedroom offers a king-size bed; the secondary bedroom, a queen. Up to four guests. Pet-friendly.
Not every stay calls for seclusion at the edge of a cliff. Sometimes luxury is a generous terrace, a cool breeze, and the sound of the waves arriving unhurried from the Pacific. The Junior Suite is ZOA's most open and spacious accommodation, designed for guests who want room to move, to linger, and to feel completely at ease.
A private garden with sun loungers and a lower-level sitting area create two distinct worlds within the same suite: one for sunlight and open sky, the other shaded and cool, ideal for reading, slow breakfasts, or simply watching the ocean pass. The king-size bed, handcrafted details, and the option of an additional single bed make it equally suited for couples, solo travelers, or guests arriving with a pet.
The Deluxe Suite is where mornings at ZOA reveal themselves most fully. The private terrace opens into a garden wrapped in tropical vegetation — and when the sun rises, the light filters through the canopy in a way that is quiet, warm, and entirely unrepeatable. A hammock, an outdoor seating area, and the sound of the Pacific in the background make it difficult to find a reasonto leave before noon.
Inside, a king-size bed and handcrafted details create a space that is fresh, generous, and deeply connected to the nature surrounding it. An additional mobile twin bed can be arranged for a third guest.
The Terrace Suite sits at the top of ZOA's property — elevated above everything else, with the Pacific stretching out on one side and the green mountains of Oaxaca rising on the other. No other suite at ZOA offers this duality: ocean and jungle, coast and sierra, all from the same terrace.
Its west-facing orientation means sunset happens from the bed. No planning required. The largest terrace in the property, a king-size bed, and both interior and exterior seating areas make this suite as generous in space as it is in perspective. For guests who want to see everything ZOA's landscape has to offer, this is the room.
Some experiences are better in two. The Double Suite is ZOA's answer for guests who want to share the coast with a friend, a sibling, or a family member — without compromising on comfort or view. Two double beds, a spacious private terrace with ocean views, and a seating area that invites long conversations and unhurried mornings.
